FORM, FUNCTION AND ONLY 400 SQ. FT.!

Sometimes we are asked to accomplish what may seem to be the impossible.  A recent client project involved providing form, function and a placed for fun in only 400 sq. ft for a complete living space. 

The client provided us with a copy of the floor plan and photos. The before photos show an area mainly overtaken by a king size bed and a large couch with only room for 3.  From that, we provided a room layout and formulated a design aesthetic that would be inviting.  Since the client works in a clinical white box setting, color and texture was needed to break up this small white box feeling and create a living space, entertaining space, sleep space, work space and a reading space -  We never even saw the actual space until the day of installation.

Always up for the challenge, we took on this client project and accomplished just that.  We provided color, extra storage, and items that can pull double duty.  The TV stand will not only house the internet router and cable box, but also will serve as a mini bar area complete with glassware when entertaining.  The storage ottoman in the living area can work as seating for two, but also houses blankets, pillows and linens for the sleeper sofa.  It also flips to become a tray table for hosting and entertaining.  The sofa houses a queen size bed and can easily seat 3 when the bed is not in use.

In the office/work area there are 2 more small ottomans for additional seating, and a foot stool (for the leather club chair).  The foot stool can also be used as a small side table.  We used a decorative book shelf that can hold books and decorative items, but also provide a distinct feeling of separateness from the living and work space.  It can also be placed either vertically (as we did here) or horizontally.  The ladder shelf  in the work area can house papers, books, magazines and the like. 

Inside the closet, we provided a hanging closet organizer that works as a hanging dresser and drawer space with five areas for storage.  The closet also provides a space for the vacuum, floor cleaner, iron and ironing board and client clothing.

The kitchen and dinette area also provide additional seating for hosting a small gathering.  By providing 6 separate functions for a complete living space, we provided form, functionality and fun inside this not so little 400 sq.ft. of living space.  And, that's what you call "living large"

The Home Buyer is the Guest of Honor

When selling your Birmingham Alabama home, you should apply that same tenacity as if you wereHome sellers guest of honor
planning a party for a guest of honor.  Think about it:  Don't you want the guest of honor to be pleased enough to make an offer on your house that is for sale?  That is your goal right? 

Have you ever planned a party for someone at your house?  If so, then I'm sure that you try to think of everything that might make it a pleasant experience for the guest of honor.  Right?  If you have celebratory decorations, you probably spent some time thinking about and coordinating the colors of the party decorations.  The house is picture perfect and everything is in it's proper place.  You stand back look on with pride.  Your first thought is "I hope the guest of honor will like it."

Planning the Party

You’ve decided to sell your home.  Besides contacting and selecting a Birmingham real estate agent, one of the first things on your mind is a good old fashioned house cleaning.  Don't just go through the motions of having the carpet cleaned, reducing clutter, polishing the furniture and spit shining the floors.  In your mind, once you’ve done all of that, you believe your house is list and show ready.  You’ve done everything that you could think of to make the home look show  ready as far as you could see.

When preparing to sell your Birmingham Alabama home, the foremost thought on your mind should not be how good the house looks to you, but how it will be looked upon by the potential Metro Birmingham-Hoover home buyer (your guest of honor).  After all, that is who you are trying to impress right?  If your answer is no, then you should clearly rethink your position.  Everything that you do to prepare your house for sale should be done with potential home buyers in mind.

Consider What Would Appeal to the Guest of Honor

  • For starters, if these walls could talk would they say "paint me?"  When cleaning the walls and trim or painting,  consider if the color choice would appear to the broadest number of potential Birmingham home buyers.  If you are asking yourself whether or not you should paint the walls, then you probably should.
  • When reducing clutter,  choose wisely where and how you will store the excess household items.  Perhaps a short term rented storage space may be necessary.  Home buyers like to be able to clearly see the available space (not envision the space through the clutter).
  • Closet space is vitally important.  Do you view your jam packed closets as being evidence of its huge capacity?  If so, then think again.  An overstuffed closet can actually make the closet look smaller.  Remove items that are not in season and store them elsewhere.  Home buyers want to know that the closet space will be sufficient to store their current and future belongings.
  • Neatly box  up articles and place them in an area that is designed for or can easily be used for storage.  Make sure the space that you chose to store the items will not interfere with a potential home buyers ability to visualize the use of the room for something other than storage.

Curb Appeal

The party starts at the curb.  The curb appeal of your house should be like the doorman at a fine hotel:  welcoming

  • If the yard is full of leaves, rake them.  
  • If the grass and hedges are overgrown on lack balance, cut and/or trim them.  

When home buyers get home at the end of the day, all they want to do is relax.  A yard full of leaves,overgrown grass and bushes will instantly conjure up visions of “work” for the home buyer.

Update Those Outdated Features
Updating outdated features of a home is probably the most important aspect to consider when preparing to sell your Birmingham Alabama home.  Not everyone can afford to do a vast overhaul of the kitchen and bathroom.  Ideally, as a home owner, you've updated your while “living” in it and ensured that the home’s features have kept up with the times.  Rarely does a decorative style transcend from one decade to another.  By periodically updating your house, you won’t run the risk of having to come up with thousands of dollars at once, to do a job that could have been completed over time.  If you’re thinking about selling your house in the future and your it is currently in need of updating, start planning the work now and accomplish the updates over time.  Give yourself a year or more if necessary, but don’t let procrastination stall the sale of your house.

WHY I WON’T ACQUIESCE MY STANDARDS FOR YOU

 

Recently, I suggested a blog written by fellow RESA member and home stager, Linda Barnett of Home Matters, that outlined why professional stagers will  turn down a staging job because the home is not in market condition appropriate for staging.  In doing so, the stager knows that all the staging in the world cannot overcome a home that will leave buyers on the edge about putting in an offer because of lack of maintenance or necessary repairs.  If you have clients that have very limited budgets, what do you do then?  By offering a verbal or written consult for a minimal fee, a professional home stager will  make recommendations for repairs, maintenance and cosmetic issues that sellers often overlook and list the home as is.   In case you missed that article, here it is again for you to read.

As home stagers and real estate consultants, we have to be flexible enough to offer our clients many levels of services that will suit their needs.  And, the majority of professional stagers who are members of the Real Estate Staging Association (RESA), do just that.  RESA defines the act of staging as a two part definition:  the act of preparing (market preparedness) and the act of showcasing.   In fact, it is part of our RESA Code of Ethics that we inform our clients not only of our staging fees, but any information that will effectuate the sale of the property before showcasing services are to begin. "To fully educate my clients on the process of staging, fees, and all recommendations to properly stage their home or listing prior to any work being started."  The majority of RESA members are fully insured and have gone to great lengths to establish professional guidelines and/or proper business models, otherwise we wouldn’t choose to be a member of RESA.   This is what sets us apart from other staging companies both locally and nationally. 

More recently, I have been approached by potential clients to acquiesce my consult fee and “just provide a quote for staging”, i.e, showcasing.  If I review a property for a quote, from a monetary standpoint, it would make sense to give the consult at the same time.  But, more importantly, from a professional standpoint, it gives me the opportunity to answer my client’s questions and consult with them about their particular situation, their particular budget and review the overall market condition of their property and how that will effectuate a sale. All the staging in the world cannot help a home seller if the property isn’t in marketable condition.  In doing so, I can offer them a service for a minimal investment if their budget is limited and they can’t afford full service staging.   

Just as a doctor will not diagnose you over the phone,  it is extremely  difficult for a professional home stager to assess how much inventory is needed, the style of the inventory that should be used (which all have different price levels) and the overall condition of the property.  Will I need to do a color consult?  Will I need to bring in third party cleaners for the home and the carpet?  Will you need to do major decluttering or use offsite storage?  Does your home need a lot of updating or major repairs?  Are the rooms a little quirky?  What features am I highlighting?   The best I can do is reiterate my reasons and tell them we can work with any budget, and that we offer several levels of service, but the most important thing for me to do, is to view the property first.  In doing so, I can best help you prepare your home to sell and help you choose which options are best for you.  A market preparation consult will give you a complete review of the interior and exterior of your home.  Complete Market Preparation is key when selling your home.  If you are unsure where to begin, contact a professional home stager who will help you determine which items will be helpful in determining not only your buyer demographics but where your money can best be used in preparing your home for sale.

In her blog post below, fellow RESA member and colleague, Linda Barnett of Home Matters explains why market preparation is key to selling a home and why it matters that homesellers have a professional consultation done to address the condition of their property. 

As a real estate consultant, I am acting in my clients best interest by identifying their specific market needs for their property, as outlined in our contracts, and as mandated by RESA ethics and guidelines for best practice. Staging is not only showcasing, but is the act of preparing a property as well. Market preparation effects the process of showcasing.

What do you make of a professional home stager that advises some of their clients not to stage? 

Well, I certainly want to continue growing my business which may sound odd from someone saying they advise some clients that it is not in their best interest to stage NOW.  But one of the founding principles of my business is to be trusted by my clients.  I have always believed that every action I take today is either building or destroying my reputation for the future.  So, from day one I wanted to be known as someone my clients could trust and rely on.  With our real estate agent clients, TRUST is a huge factor, knowing that when they place their clients in our hands that they are placing their own reputation in our hands as well.  That is a huge responsibility and one I think needs to be taken most seriously.

Seems like every day we hear stories from our clients that make us stop and evaluate where staging fits into the selling process.  It is not realistic to make the comment that everyone should stage their home prior to putting it on the market.  We all know where staging fits into the selling process, but we find ourselves asking more and more where staging fits in relationship to return on investment and budget constraints compared to everything else that has to take place in preparing the home. 

On some occasions, I am asked to evaluate the best use of a set budget amount that the home owner has to spend and how to prioritize that investment to maximize their marketing potential.  And the factors I have to take into consideration can be overwhelming at times.  Some of those factors are related to the condition aspect of the property such as outdated light-fixtures, countertops, cabinets, faucets and hardware, old tired and outdated wall colors and/or wall treatments, worn carpeting, overgrown or sparse landscaping and the list goes on and on and on.  When a home owner is considering all of this the question inevitably becomes “What’s the best use of our limited funds?

As an example, with a $2,000 budget, there are things on this list that must be addressed before the staging option should be considered.  Placing my nice furniture and accessories in a home in dire need of new paint, new carpeting and upgrades will get me and my business $2,000 dollars but do little to increase the marketability of the home and therefore does little to increase the sales potential.  My best advice in those rare cases is to put the monies into repairs and cosmetic fixes first and then if there is money leftover then and only then should you stage the property.  Condition issues and repairs should trump staging when allocating funds for the potential sale.

A cold hard fact is that not all homes that are “for sale” will be sold.  The statistics are really staggering concerning number of listing verses the number of homes that actually sell. 

“How far do we have to go before it is a sellable product?”  It appears that if you’re not competing in the top echelon of your market on price, condition, presentation, one would have to wonder if your product (house) is really competing at all. And then there is “How far do we have to lower the price to make it a sellable product?”  I’m not sure that is relevant in many cases today because there are  many sellers up-side down or close to it, with limited or no funds to bring to the closing table and are left with the “all of my options have been exhausted feeling”.  So with great sadness on my part, often times I’m helpless to provide the solution so many desire and truly need to project their properties forward and toward the SOLD sign.  I can and do recommend they trade some creative services like cooking, sewing, for storage space at their neighbor’s house or take on extra work to buy painting supplies, but I’m sure to them it’s an insignificant suggestion and not the answer they were hoping for.  In reality, I sometimes have to turn them down on staging before the condition factors have been addressed because I know that it is in their best interest that I come to that unfortunate conclusion.   How about you?  Have you ever had to turn them down because you didn’t want to let them down?
